Private terraces are
provided in response to the hot and dry climate
of Pune. These terraces at different locations
and levels overlook the central garden. This
inward looking character has become the highest
selling point of the complex.
We
adopted a design strategy which would respect
the modest scale and privacy
of the surroundings. The layout is based on
an inward looking concept, some what like
a Pune 'wada'
where the residing families overlook a common
courtyard seperated from the outside street.
We placed the 'L' shaped apartment blocks
on the rear two sides of the triangular plot
away from the road and the low rise row -
houses are aligned along the narrow curved
road.
This
triangular site located in the quiet
I.C.S Colony dotted with bungalows,
was to be developed to accommodate
45 apartments and six row houses .
During
the conceptualisation stage, we came
across a 'Yantra'
diagram, used in some of
the traditional constructions of orissa.
The interesting geometry of
squares within squares
inspired us to adopt it as the
basis for our structural and planning
concept. The structural system
consisted of exposed laterite
walls with RCC roof slab and beams.
The use of laterite was extended
to create streetlights,
pool lights, steps and street
furniture. Air-conditioning of
the guest areas - conference,
restaurant and bar is through
underground
ducts, eliminating the need of
a false ceiling, allowing us to
expose the structure.
